Property Tax Assessment Appeal Deadline is Near! Burlington County New Jersey Appeal Deadline is Now January 15, 2021

     NEW Property Assessment Appeal Filing deadline is January 15th 2021 for 2021 Assessed Values for Burlington County New Jersey; We handle property tax assessment matter reviews and appeals to both the County Board of Taxation and the State Tax Court as so determined.

_____By way of brief overview, property taxes are a result of the municipal budget process and are not appealable. However, property assessments may be challenged and a taxpayer who appeals is required to submit proofs that the property is over assessed.  The law provides that the assessment is presumed to be correct, and a taxpayer must overcome this presumption to obtain an assessment reduction. The deadline for filing a property tax appeal petition in most municipalities within New Jersey is April 1 of the current tax year, or May 1 of the current tax year if the municipality has implemented a town-wide revaluation or reassessment. New Jersey law also sets forth that any “taxpayer” may appeal a property tax assessment, and “taxpayer” includes property owners, tenants, mortgage holders, tax sale certificate holders and contract purchasers. Any property owned by a corporation or other entity must be represented by an attorney admitted to practice law in New Jersey.

_____For 2021, Burlington County has moved the appeal date up to January 15.  In 2018 the Alternative Real Property Assessment Calendar (P.L. 2018, c. 94) was signed into law for New Jersey by Governor Murphy. Based upon same, the Alternative Real Property Assessment Calendar was adopted by the Board of Chosen Freeholders of the County of Burlington as set forth in their Resolution # 2020- 00149 on April 9, 2020, which began as of October 1, 2020. The Board put forth that the assessment calendar change will benefit property owners and municipalities by completing the appeal process before tax bills are generated in 2021 and each year subsequently.
